September 2025 Newsletter

September in Newburyport is a beautiful time of year, as the summer crowds begin to fade and the first hints of autumn arrive. The air turns crisp, the waterfront is calmer, and local shops and restaurants feel especially inviting. It’s the perfect month to stroll along the Harborwalk, explore the boutiques downtown, or enjoy a sail on the Merrimack River before the cooler weather sets in. Nearby farms and orchards kick off apple-picking season, and the shifting colors in Maudslay State Park signal that fall is just around the corner. September blends the best of summer and autumn—making Newburyport a charming coastal escape.

Should You Still Expect a Bidding War?

Bidding wars are becoming less common nationwide. In June 2025, only about 20% of homes received multiple offers—down from 31% one year earlier and 39% in June 2023

Local market conditions still vary widely. For example, in the Northeast, around 34% of homes attract multiple offers—higher than the national average. In contrast, the Southeast sees just 6%, reflecting increased inventory and less competition.

Seller concessions are becoming more common. According to Redfin, nearly half of sellers are offering concessions—such as covering closing costs or reducing asking prices—to make their homes more attractive.

Bottom line: If fears of bidding wars have held you back from entering the market, now may be an opportune time. Reduced competition and greater seller flexibility are tipping the balance in favor of buyers. However, outcomes still depend heavily on local conditions and working with a local real estate agent is highly recommended. Read More
